Valon takes over management of Science Park portfolio

Valon is taking over the property management for a science park portfolio of ESPG AG as of January 1, 2025. The 15 properties comprise a total of approx. 126,000 m² of rental space with a value of over EUR 220 million. This makes it one of the largest science park portfolios in Europe. The average remaining term of the rental agreements is just under five years.

The portfolio is spread across Germany, with a focus on the Rhine-Ruhr, Frankfurt/Darmstadt and southern Germany regions. The properties are located close to universities or research institutions. This guarantees tenants access to highly qualified scientific specialists. In addition to office space, the buildings also offer clean rooms, test rooms and laboratories. The “campus environment” and supporting logistics functions are also characteristic of the portfolio. 28.3% of the tenants come from the life science sector, 24.7% from the environmental technology sector and 30.6% from the digitalization sector.

Valon is responsible for property management as well as construction project management and letting the properties. The combination of these two disciplines enables a tenant fit-out tailored to the individual requirements of the respective tenants. With the takeover of the mandate, Valon’s workforce will grow to almost 100 employees.
